How the dscr calculator works
Compare annual net operating income with annual loan payments to measure debt-service coverage.
DSCR = annual net operating income ÷ annual debt service. Cash after debt service = NOI − debt service.
Read our calculation methodology and limitations.
Example
$72,000 NOI divided by $54,000 annual debt service gives 1.33× coverage and $18,000 remaining before costs not included in the NOI assumption.
What affects the result
- Use annual figures for both inputs.
- Do not subtract debt service when preparing NOI and then subtract it again.
- Required coverage and lender adjustments vary.
Frequently asked questions
What does 1.00× mean?
Entered NOI exactly covers entered debt service, leaving no modeled surplus.
Does 1.33× mean a 33% investment return?
No. It compares income with debt payments, not profit with your invested cash.
What if there is no debt service?
The ratio has no finite denominator. A debt-free property is not represented by a normal numeric DSCR.
