How the land loan calculator works
Model the payment and balloon on land financing. Keep the amortization schedule, contractual maturity and cash needed for the land purchase separate.
Principal = purchase price − down payment. Monthly payment = principal × r ÷ (1 − (1 + r)^−n), where r is monthly interest and n is the amortization period in months. At 0%, divide principal by n. Balloon equals the remaining principal at maturity.

Example
For a $100,000 parcel with $25,000 down, the principal is $75,000 before financed costs. At zero interest over 15 years, payment is $416.67 a month. If that loan matures after five years, $50,000 remains due. Interest-bearing examples below use the calculator’s amortization engine.

Payment affordability and the ability to repay or refinance the balloon are separate questions.
These are fictional, editable assumptions—not market quotes or personal advice.
What affects the result
- Raw land and improved land can receive different offers; the tool does not assign a rate or eligibility based on parcel type.
- Survey, access, utility connections, permits and site preparation are outside the parcel’s loan payment.
- A construction plan does not guarantee that a future construction lender will refinance the land balance.

Frequently asked questions
Should I use the maturity or amortization as the term?
Enter both in their respective fields. Amortization determines payment size; maturity determines the payoff date and potential balloon.
Can the result tell me what down payment a lender requires?
No. Enter a quoted requirement or compare your own assumptions. Land type, collateral and lender rules are not inferred.
Does this estimate include developing the land?
No. Budget site work, utilities and professional fees separately unless they are explicitly included in the financed amount.
